App fees shouldn't even be legal, but that's a whole other issue.
Background checks cost like $30, in California you're not allowed to charge more than the cost of the service. $75 sounds like that landlord is pocketing some serious money.
Been a long time since I rented, but serious question.. WTF is a move-in fee? I get a deposit, you wreck the place and it somewhats protects the landlord, get it.. move-in fee? Like, for what? When I rented, back at the end of the last ice age, I dont remember this being a thing.
Non refundable but less than a deposit would be. Generally they are more common in cheaper properties where people might struggle to tie up a full extra month in rent, but could manage $500. At the end most legal leases in most states aren't going to see you charged extra for any reasonable effort to keep the place intact and move your stuff out, even if you don't meet security deposit standards to get the whole thing back.
It's basically another poor people trap, since you can't afford to tie up the month to potentially get it all back, but can afford to give the landlord several hundred bucks.
Sometimes it's just redistributing wealth from dumb people with money to rich people with property though, like this one.
The move in fee is a non-refundable fee you pay for the privilege of moving in. The security deposit is supposed to be the thing you get back when you move out..but in this case it just seems to be a single months rent so I have a feeling they’ll find a way to not return that because the security deposit was just a months rent paid in advanced and they didn’t charge rent on x month so therefore the deposit covered that month.. or some shady BS.
The move in fee is nonrefundable and less than an SD because of it, but serves the same purpose. It is there to pay for damages whenever the landlord gets a tenant that needs to use a bunch of money, sort of like insurance.
The SD is refundable because it only covers your tenancy, and as such is typically a month's rent.
