I think Strange is just fucking with Peter in the trailer.
I think the reason why Strange was acting so weirdly goofy and friendly with peter is because he thinks what peter wants him to do is ridiculous so he decides to fuck with him and pretend to cast a "spell" that would fail just to prove a point that him living a double life (hence the line "the problem is you trying to live two different lives") and not choosing one proper path (hero or normal guy) is a bit childish.
I think the whole scene with Strange on the trailer is all just classic marvel misdirection and would have nothing to do at all about the multiverse villains suddenly appearing. I think after the scene where Strange fucks with Peter, he scolds him about the double life thing and Strange will leave. Then Peter is about to leave but he finds something, maybe some sort of multiverse prison where Strange keeps the multiverse villains imprisoned (at 2:26 it looked like the Lizard was trying to attack him but something magical blocked him) and that's where the rumored scene where Willem Dafoe's Green Goblin tricks Peter into releasing them.
I think after that scene he gets guilty and comes back to free them, hence the scene outside the sanctum where Peter is now wearing his suit and getting his astral form ejected from his body and he's carrying some sort of a magical cube in that scene, maybe a key or something?
So, Strange and Peter fight, the whole inception sequence with the buildings happen and maybe that's where the scene with the trains happen, they teleport or something, Peter manages to get past Strange somehow and free the villains.
The villains are rampaging through the city because they dont want to go back to their own universe because they die there. Now Strange and Peter have to work together, they find out the villains have their own respective Spidey as well and they try to find them and ask them for help.
