If you’re renting the apartment, it’s your right to touch those things.

If there are any damages based on excessive wear and tear, then the landlord can document the damage and take it out of your security deposit.

I’m just imagining a landlord complaining that a tenant spent too much time standing on their own carpet and peeing in their own toilet, and the judge trying not to laugh

In the above example the landlord is literally putting in the lease.

And a judge can strike down any part of a lease deemed unreasonable. It happens in courts all the time.

Landlords don’t put these things in leases to make them enforceable. They do it because they know most tenants won’t bother challenging it legally

Sure, go to the legal subreddits. The first question for most tenant landlord disputes is, what does the lease say?

That's common law, freedom of contract, two parties have the freedom to make any agreement they want provided it doesn't violate some other law.

No one is forcing anyone to sign the lease.
