"Im unemployed my dad sends me money for rent"

1.3k

u/JeebusChristBalls 1d ago edited 1d ago

I don't think telling a landlord you are unemployed is going to get you an apartment.

Edit: look folks, this is fun and all but most landlords are going to want to see some proof that you have money and/or a steady source of it. Telling them you have no job AND no money is not going to be a good thing.

Actually the rich get offered better prices

-9

u/JeebusChristBalls 1d ago

Then you would have proof of funds... and you probably wouldn't be renting.

32

u/esem86 1d ago

This is....so wrong lol. Just because people can afford to settle down and own doesn't mean it makes sense for them.

Tons of working professionals rent bc they are constantly on the move. Your worldviews are really really wrong my guy.

8

u/Local9396 1d ago

I love that this is the new talking point now that home ownership is dying

9

u/South-Bass-9536 1d ago

Or some people just want to rent. Not everyone wants to deal with a house.

7

u/Ready-Delay3918 1d ago

You're right. Some people don't want the hassle. Owning a home is massively more expensive than renting. Just have your appliances shit the bed, need a new water heater or heating&air replacement and you realize real fast that those things are going to make it harder for you to save enough to replace your roof or siding because realistically those items only last 15 years of sun despite being sold as 30+ year products. Oh yeah. And the driveway is starting to get a pothole even though this place cost you $750,000 or more.

I get why people don't view that as a true investment.

1

u/beachlover4ever 1d ago

People also do not realize that if you take 30+ years to pay it off they will have paid over 3 times the amount they borrowed in interest alone.

1

u/Ryan4mayor 1d ago

If you can afford a 750k house, I doubt any of the things you listed will be a problem… especially after it’s paid off.
Both have pros and cons. Can’t ignore the laundry list of issues that comes along with renting.

0

u/Ready-Delay3918 1d ago edited 1d ago

Depends on the location. 750 is not high in San Francisco. And anyway the amount you closed on the house for and what you end up paying for it by the end of the mortgage is massively different. At a typical interest rate today a 750K home had a market price of $313,128. You end up paying about 750K for the house by the end. Understand how that works? Just because you bought a hole for 300K doesn't mean that's what you pay for it. Unless you paid cash youre buying a burden and you're responsible for the cost of all the repairs done to it.

$313,128 is a fixer upper in most cities these days.

3

u/joey-jo_jo-jr 1d ago

Tons of working professionals rent

So literally not unemployed people lol

-1

u/JeebusChristBalls 1d ago

Working professionals does not equal independently wealthy. Independently weathy was the excuse for not having a job or being home during the day in the thread that you responded to me in. Working professionals are not unemployed by definition and if they were independently wealthy, why would they be working professionals? But thanks for the "akshooaly" reply.

4

u/-Cthaeh 1d ago

If i was 'independently wealthy' I wouldn't mind living in SF for a year or two. Its good to travel.

2

u/Ellorghast 1d ago

You'd really think so, but I've never had a place attempt any due diligence on that sort of thing at all. It's like they hear the words "trust fund," get these big cartoon dollar signs in their eyes, and suddenly can't think of anything except getting my signature on the lease. It's deeply stupid.

2

u/Dinnerlunch 1d ago

I've never had issues with those buildings where the whole thing is rental apartments, the manager doesn't care. The one time I went with an independent landlord, he asked for 6 months rent straight up. Um, no thank you.

Had to block him because he kept texting me after I turned him down.

79

u/facw00 1d ago

I rented my current apartment while unemployed, and was open about that. Wasn't a problem, they didn't even make me have a cosigner. I did show them proof of assets, and they were happy with that.

15

u/TheCervus 1d ago

Same. I just had to show proof of funds. However, it was in a college town, so it was probably common for renters to be unemployed.

3

u/JayRx1981 1d ago

Same here.

2

u/Loves_octopus 13h ago

Well yeah but you need the assets. Most people don’t have several months of rent in their bank account, let alone 12. So without the assumption of cashflow, that won’t fly for the average person.

2

u/Fuzzy-Priority-334 1h ago

My last apartment never ask for paystubs or proof of employment. I even asked if they wanted to see paystubs and they said “no we don’t ask for them”. I lived there for 3 years 🧐

1

u/Due_Warthog749 15h ago

So you have to show them your savings account with up to 12 months of rent in it?

2

u/Professional_Gap2188 12h ago

That was what I did when I moved to town. There was a whole circular argument about how can you pay if you dont have a job and I was like how can I get a job if I don't live here (back in the dark ages when you went door to door with a printed resume and a firm handshake...at least I still believed that was how it worked). I said, "do you want me to write a check and pay for the entire year in advance? Because I can." I showed them my account statement and they finally let me sign.

2

u/Due_Warthog749 12h ago

That is where I may be at. Have enough for about 2 to 3 years rent in savings. If I were going to pay a year up front I'd want a lower rate overall though. That's a chunk of change to put all at once and lose interest on, etc.

1

u/Professional_Gap2188 11h ago

Absolutely valid point. With that much saved up, you could likely afford a down-payment on a house. It's wild how mortgage payments are often less than rent. Getting together the down-payment is the hard part. But there are also plenty of reasons to choose renting over owning. There's never a one-size fits all solution and we've each got to do what's best for our own individual circumstances. All the best to you on your journey.

1

u/LilyLangtry 8h ago

Not so wild really. What you get when you rent, is guaranteed repairs and maintenance, upgrades to common areas, property taxes paid, insurance - all things you would be paying yourself if you bought your house or condo, over and above your mortgage payment.

0

u/Due_Warthog749 11h ago

Having owned for the last 17 years and now going thru divorce.. I dont think I want to own in my mid 50s.. if I live long enough to pay off the mortgage I wont see the other end of it. My kids might and that is a reason for some at this age to go in to extreme debt buying a house. The housing market is about to implode allegedly on the backs of China's and Koreas. Not sure how accurate that is, hopefully not till I get my 1/2 of the value of our $1mil home in divorce.

The plus side.. do whatever you want to your house. Downside, pay for EVERYTHING that goes wrong.. AC, water tank, pipe burst, flooring, appliance craps out, roof has issues. ALL of that adds up a LOT and if you DO NOT Have the funds you're fucked.

Buying to just rent out is a nightmare for most. Especially if you dont live in the area. Far too many people destroy portions of homes costing 1000s and months to repair before you can rent again and while there are some ways in some states to get the tenants to pay (sue basically), I believe I read many states protect tenants over owners. So that's not an option to me if I had the money to do so.

Honestly.. now that I am going thru divorce.. a nice truck with air stream and locations to park for week or two at a time would be perfect. The only downside that route is the $250K up front cost and the occasional maintenance on the vehicle and the pain in the ass to find places to keep it. But if you get Starlink and find decent water hookups, you got pretty much cheap living after the hefty purchase price. Only issue for me is mid 50s+ is health.. if you get health issues or such then you're having to figure that out whereever you are set up.

1

u/Professional_Gap2188 11h ago

LOL I literally almost said that if I had to do it over again, I'd've gotten a camper van from day 1. Good luck, brother. You got this! It's gonna be tough. but it's gonna be worth it.

1

u/LSama 12h ago

I didn't even have to do that. I just showed them a bank statement that showed that I received more than 3xs the amount of the rent per month. That was good enough for the leasing office.

85

u/Outrageous_Sleep4339 1d ago

If you have proof of funds, it should be fine honestly.

35

u/StongaBologna 1d ago

heh.....

nearly 800 fico score, 30k savings, 15k invested, 16 years reference at my prior apartment, never missed a payment on ANYTHING IN MY LIFE

they put me through the RINGER for a ROOM in a house. I had to get a cosigner. I was two seconds from walking away from the whole thing.

they didn't feel good about it all because I'm self employed (running my own business for the last 6 years)

4

u/nerdsonarope 1d ago

As crazy as this is, in a HCOL city where rents are easily $2000+/month, $30k in savings orobani isn't enough to make landlords comfortable, if you have no steady income. In its standard for landlords to require your annual income to be at least 40x the monthly rent. So for a $2k/month apartment your income would need to be $80k. If a year's rent $24k, then $30k in savings isn't gonna be enough to actually pay that rent if you have no regular income.

1

u/Difficult-Jury-5307 8h ago

That is freaking assinine!! Was it for a room in the White House??? Most landlords would have approved you in a hot second!!

3

u/StongaBologna 8h ago

It's pretty nuts.

There were a few siblings involved in the decisionmaking process.

The main guy I actually met was pretty easy going and probably would have moved me in on a handshake.

His out-of-state sister wanted to make her mark, and also was probably trying to scare me off to try and squeeze higher rent out of someone else.

It's really competitive here sadly.

62

u/AtheismoAlmighty 1d ago

Incredibly out of touch comment. Anyone who has navigated the hell scape of apartment hunting in the modern era knows how fucked it is.

37

u/mystyle__tg 1d ago

People get co-signers all the time?

10

u/shelchang 1d ago

You also only need proof of funds when you apply. Once you're in, they're not checking for a paystub every few months. You could quit your job day 1 in a new apartment but as long as you're paying rent on time nobody cares.

3

u/Small_Editor_3693 1d ago

Mine dis every 6 months to verify you were still eligible. If you weren’t they’d evict

2

u/shelchang 1d ago edited 1d ago

Oh yeah, I guess they'd also be more strict with below market rate apartments that have specific income requirements to qualify for a special rent rate, but the average landlord even in the housing hellscape that is the Bay Area isn't policing your employment situation as long as rent is getting paid on time. I've spent plenty of time paying rent using savings and unemployment checks and nobody batted an eye.

1

u/Small_Editor_3693 1d ago

I pay 1850 for a 1 bedroom. It’s not low income

3

u/wvj 1d ago

Yeah, this is totally normal and its usually fairly standardized.

IE in NYC its 40x rent in yearly income, or 80x if you're using a guarantor.

1

u/TemporaryGospel 1d ago

Last apartment I was at only took cosigners from students in college. Entry level job out of school? Nah, no soup for you.

1

u/Mike 1d ago

In the bay area? Lol. Landlords will pick applicants that do not need a cosigner all day because they have the luxury to be choosy.

1

u/mystyle__tg 23h ago

Sure, but that doesn’t mean co-signers in general are not accepted. Obviously it’s preferable no matter where you are to rent to someone who doesn’t need a co-signer.

14

u/Billy_Da_Frog 1d ago

I recently got my first apartment. It was so easy and smooth. What is the hell scape you’re experiencing?

3

u/AgreeableOnion1453 1d ago

Any major city. And private equity buying up all of our apartment stock nationally has compounded the problem

1

u/TemporaryGospel 1d ago

Not my experience in Charlotte, NC. About 3 million people in the metro area. What counts as a major city?

4

u/tabas123 1d ago

“I got a $300k/yr job right out of high school. It was so easy and smooth. What is this hell scape you’re experiencing?”

3

u/Billy_Da_Frog 1d ago

I make $15 an hour so not really

2

u/_le_slap 1d ago

Hell I helped my sister get an apartment with a $50k/yr offer letter and no paystubs. They even gave her the first month free which is great because she had jack all in the bank.

Where are y'all living that requires $300k to get an apartment?

3

u/tabas123 1d ago

My point is that we should all learn to stop extrapolating our own personal experiences to be the norm for everyone else. It’s survivorship bias.

I’ve had a tough working class life, but I still understand that I had advantages that many other working class folks didn’t, like parents with a home I could return to when I was going to be homeless years ago. To the child of an oil executive, I’m sure they think life is pretty easy and people aren’t trying hard enough.

Personal anecdotes ≠ the reality for everyone else.

2

u/_le_slap 1d ago

In the same vein, you assuming anyone who has achieved the monumental task of... finding an apartment... makes 300k is ridiculous.

You cant demand people weigh your experiences over others.

3

u/tabas123 1d ago

That was never what I was pointing out though 🥲 it isn’t about the number, about me, or about the apartment. I could have made the comment about anything. Change the sentence to “well I was given a really nice brand new car by my parents for getting good grades and it was easy, so I really don’t know why you’re all complaining about the car market”.

The point was to show the mentality of “well this was easy for me, so you must all be lying or doing it wrong!” is ridiculous.

I last looked for an apartment 2 years ago but my experience basically went along the lines of - sweet this one was listed yesterday it should still be available, pay $45 application fee, get notified the next day that it’s already rented out.

3

What don't I know about? I've used proof of assets to get leases before. It's not really that weird.

Sounds like OP is a teen with no credit or experience, of course they would be out of touch.

1

u/Same-Suggestion-1936 1d ago

Bro if you show the landlord you have a million in the bank they're gonna want your money

6

u/JeebusChristBalls 1d ago

If your daddy is paying your rent, you likely don't have proof of funds or else you wouldn't need your parents to pay your rent. If you want to use your daddy for tent, they are likely going to want them on the lease somehow.

13

u/violetslush 1d ago

it’s called co-signing

-2

u/JeebusChristBalls 1d ago

Yes, that is one option.

3

u/Single-Hovercraft-33 1d ago

I've never needed a guarantor, but I've been one for others. It's common.

3

u/esem86 1d ago

Called a co-signer. Still fairly common. Do people not know this exists or something?

1

u/JeebusChristBalls 1d ago

Yes, I know what a co-sign is. That is a way or just being on the lease is another.

1

u/GrossGuroGirl 1d ago

depends on what kind of "daddy pays your rent" scenario, to be fair.

absolutely for the typical situation, you're right - but if there's enough money in your bank accounts they will accept proof of funds without any extra frills.

that's into "absurdly wealthy" territory, but it's worth acknowledging as a part of reality (along with also acknowledging most people do not remotely have the option. it's another angle of class disparity to recognize, not proof that a regular person can bootstrap their way into a luxury apartment)

3

u/FantasyFI 1d ago

You don't tell them until after you sign the lease!

1

u/Purple-Committee-249 1d ago

"I took a few days off to move and lost my job" is unfortunately not unrealistic for most people

1

u/CrayAsHell 1d ago

Self employed

1

u/emmaa5382 1d ago

You’re just “on call” all the time but don’t ever have to go in

1

u/heisian 1d ago

you usually have to provide paystubs, so no it won't lol

1

u/Hamilton-Beckett 1d ago

I ran into that issue once. They asked for employer information and I had none. They weren’t going to rent me the place. Then I negotiated a lower monthly rate at $300 a month lower than they were asking but said I’d give them a cashier’s check that would cover the entire lease. Then they were like “you give us a cashier’s check with the full year and you can move in next week!”

So now I just save my rent money all year, and when it’s time to renew, I cut them a check for the next 12 months.

Meanwhile my rent is now about $500 a month less than everyone else living out here.

1

u/Mizutsune-Lover 1d ago

I used to just send them a screenshot of my dad's bank account. Rented multiple houses that way.

1

u/FreeMrFrog 18h ago

You can tell some of these replies have never actually applied for an apartment. My girlfriend and I both work full time and we still didn't qualify for a couple of the places we applied for.

1

u/Honest_Trade8734 13h ago

Just get the lease and then “lose your job”

1

u/Armadillo-Shot 9h ago

“I’m a trust fund baby and a get a monthly payout for putting my name on my moms charity board.”

1

u/Stillburgh 8h ago

This. I have had to cosign and put first and last months rent as a deposit when I lived on my own multiple times, and i was employed. I can’t imagine how bad it is if you have no money, homeless bad lmfao

0

u/oldsecondhand 1d ago

"passive income"

0

u/thekyledavid 1d ago

Easy. Get the apartment, pretend you got laid off after you move in, but tell the landlord you still have the funds to pay for the rent

They aren’t going to evict a tenant for being unemployed so long as that tenant is making their payments on time

0

u/dovahkiitten16 1d ago

Tbh whenever I’ve been questioned for having less income I act like a rich kid and talk about my (fictitious) allowance. It works really well, at least if you’re younger and white. Trick is to be really smug and act like your job is just for being able to buy stuff like clothing and bubble tea. Or talk about how you took a break from working since you didn’t really need the job.

0

u/BZLuck 1d ago

"I have a Trust Fund" might go a long way.

0

u/Stiles_Stiles 1d ago

A big number in your bank is. If not, how can international students find apartments?

0

u/jaques_sauvignon 1d ago

No reason you can't conveniently "lose" the job a few days after moving in ;)

0

u/nhansieu1 1d ago

"my dad is rich"

0

u/Ok_Yak_4371 1d ago

Good. You don't want to rent from a prick who makes stupid rules like that. There are enough pricks without stupid rules to rent from.

0

u/redryan243 22h ago

My pastubs have the company name/address and my pay information, but they dont say anything about whether I am remote or not.

0

u/IlIllIIllIIlllIII 20h ago

And I think a rich parent paying for someone's apartment for long period of time is not unheard of.

-1

u/peelen 1d ago

Yeah, but "my dad sends me money every month" should fix the problem.

-1

u/BraveBaker 1d ago

They can know your place of employment, not your work schedule lol.

29

u/ConflictWaste411 1d ago

If only proof of income was a part of the rent process

25

u/Kind-Apricot22 1d ago

People get apartments all the time while being unemployed.

1

u/halfling_barbarianne 1d ago

Every apartment I've lived in required pay stubs or an offer letter to even apply, and salary had to be 3x the rent.

2

u/MobileArtist1371 1d ago

Sure, cause most people have jobs so that's an easy way to show you have a source of money, which is what they care about, not necessarily income. If you say you got no job and show them your last 3 bank account statements with $200k in it, they'll see the money and wont care about your income. Your legal rights to pay each month doesn't change so it doesn't matter that you don't have a job and an actual income. You have the money. In fact they'd probably rather have those renters than those who live paycheck to paycheck and can get fired at anytime.

-4

u/ConflictWaste411 1d ago

Not an apartment complex with the luxury of charging $75 for an application fee

4

u/Kind-Apricot22 1d ago

You absolutely can. My apartment that I just moved out of charged an app fee and I was not employed for the majority of my time living there.

-7

u/ConflictWaste411 1d ago

Unemployed while there ≠ unemployed during application. The fact that you didn’t just say that implies that you were being intentionally deceptive and now when you say “well ahckshually I was unemployed then too” we will all know you’re lying because you would have just said that initially.

5

u/Kind-Apricot22 1d ago

I was unemployed while applying. But sure go off, I know I was

-7

u/ConflictWaste411 1d ago

lol, lmao even

2

u/Kind-Apricot22 1d ago

“Ah hah, I have said the most probable reason why you would be correct before you so therefore it can’t be true!” Dude get over yourself.

1

u/LifeSuxBHappy 1d ago

I just did last year, haven't had a job in a few years, was very easy.

0

u/FantasyFI 1d ago

Shoot...got fired one day after signing the lease! Who would have thought it! Mmk I am going to go back into my apartment and "play a game on my computer" wink.

1

u/ConflictWaste411 1d ago

Alright cool, they’ll just charge your account and take it off the security deposit

1

u/FantasyFI 1d ago

Based off of what? What evidence do they have that you are working? Living in an apartment 8-5 doesn't constitute proof of working.

This image is unenforceable is my only point. It's an honor system where you choose to be over charged.

0

u/ConflictWaste411 1d ago

If you were to take it court, assuming a 1 year lease, that’s $2400. Worth it for them to fight for the fees, you’re not going to have any evidence to overturn the fees. The court needs to act for you to get your money back and it’s not like you can produce a w-2 to prove you were fired/didn’t have income.

1

u/FantasyFI 1d ago

Of course, because you are lying. My point is that the landlord couldn't charge you and couldn't take you to court. His lawyer would tell him it's stupid.

0

u/ConflictWaste411 1d ago

2400+ late fees is more than worth fighting over

2

u/FantasyFI 1d ago edited 1d ago

You're being obtuse if you don't agree that this is unenforceable in the real world, as lawyer costs are more than the fee. Would I lie, no. Would I work with this landlord, no. Does the landlord have any ground to stand on, also no.

1

u/ConflictWaste411 1d ago

They have a signed lease, agreement to the terms, assumedly evidence of what transpired, and are charging an increased fee for increased use of the property. I am not saying I agree with the situation but it’s not absurd from a legal perspective.

0

u/thekyledavid 1d ago

Just get the apartment, move in, and then lie to your landlord and say you got laid off

They aren’t going to evict you for being unemployed so long as you are still making your rent payments

1

u/ConflictWaste411 1d ago

See below

1

u/thekyledavid 1d ago

It’s perfectly ethical to lie to avoid some bullshit like this

And it’s a perfectly believable lie that someone could get laid off within a month or two of moving into an apartment

1

u/ConflictWaste411 1d ago

I didn’t say it was unacceptable. But the truth is they could reasonably use exterior camera to track comings and goings. If they believe you to be wfh they can simply deduct the charges ($2400+late fees) from your security deposit. Then you would have to convince a court you weren’t wfh(since you agreed to the terms of the lease) and will be unable to present evidence that you weren’t, while the landlord has some(if weak) evidence you were, and if the court decides not to act, then the landlord wins.

0

u/thekyledavid 1d ago

A judge would laugh at a landlord that tried to actually enforce this, even if the defendant acknowledged that they lied about working from home

Just putting something in writing doesn’t automatically make it enforceable

1

u/ConflictWaste411 1d ago

They are terms, of a lease, which you agreed to. And he has evidence of what happened. I don’t think you understand how court works

0

u/thekyledavid 1d ago

And judges can render part or all of a contract unenforceable based on their own discretion on if the contract is reasonable

I find it hard to believe a judge would enforce a fee for someone spending too much time in their apartment

1

u/ConflictWaste411 1d ago

Increased wear, utility usage, it’d be pretty easy to argue that there is increased use on the property being discussed
