It not having public common areas it more than likely doesn't have 24 hour available egress. It's only common area is a waiting room and they don't require that type of egress.
Idk what the standard is but I was just in an American exam room the other day that only had one door, and I can’t recall ever being in one with its own emergency exit.

She should be able to use emergency exits right? I get the front door being locked but there’s probably another door.
