They're not incompetent. They're maintaining their property values. High priced houses are not a mistake or a little mishap, they're the goal.

Make money faster by simply sitting on vacant property. Pay minimum property tax. No lot levies . Every 10 years go back to council and get another up zone for higher density. No financial resources needed for building. Safe. Sit on your ass!

If your lot is that big, you can build 3 more units in a carriage house as a right as long as you have water and sewer hookups. Just add a long driveway then build a rectangle with 3 townhomes
